Frequently Asked Questions

What are the minimum requirements* to rent a home with Intrigue Indy Property Management?


Our leasing team screens tenants based on the following standard criteria: Credit Score of 550 or Higher Monthly Income of 3 Times the Rent or Higher No Felonies No Bankruptcies No Past Evictions *All real estate advertised on our site is subject to the federal Fair Housing Act. It is our policy to comply with all laws regarding fair housing opportunities.




Where are the properties you manage located?


Our properties available for lease are located all over the Indianapolis metropolitan area and surrounding suburbs including but not limited to Greenwood, Southport, Bargersville, Franklin, Whiteland, Beech Grove, Brownsburg, Plainfield, Avon, Speedway, Zionsville, Whitestown, Carmel, Noblesville, Westfield, Fishers, Lawrence, Greenfield, Fortville, and McCordsville. We lease single family homes, duplexes, and multi-family residential units. We also manage commercial units. Contact us for more details.




Where do you list your homes available for rent?


In addition to listing all of our available rental properties on our website and social media pages, our properties available for rent can be found on 40+ reputable rental sites, including Zillow, Trulia, Realtor.com, etc.




I am interested in one of your properties. How do I apply?


We would love to help you find your next home! Once you find an available Intrigue Indy property you are interested in, we encourage you to reach out to our Leasing Manager first to set up a showing of the property prior to submitting an application. The application form is available on our website or, if requested, our team can provide a printed, physical copy of the application. During the application process, you will be required to pay a $35 non-refundable fee. This fee is per applicant and covers a thorough screening including a credit and background check. We encourage you to view the property first and address any concerns or questions you may have about the application process with our team prior to paying the $35 fee.




How long are the terms of your lease agreements?


The majority of our leases are set up on a one-year term. Contact our Leasing Manager for additional details.




I need to break my lease. Is there a fee involved?


Yes. There is a lease-break fee of one and a half month’s rent to break your lease and move out early. You will also forfeit your security deposit if you break your lease. Please refer to your lease agreement and reach out to our Operations Manager with any questions.




How do I pay rent? Is there a late fee if I don’t pay my rent on time?


Rent can be paid online via our secure, password protected tenant portal via a debit card or bank account with the option to set up on auto-pay. Credit card payments are subject to transaction fees. Rent can also be paid via a check or money order. Rent is due on the first of each month. According to our standard operating procedures, rent is considered late after it is not paid by the 1st of the month and will be subject to late fees. Please refer to your lease agreement for a late fee schedule.




Will I need to set up the utilities for the property in my name?


Utility setup depends on the individual property. For some of our units, utilities will be set up under the tenant’s name. For other properties, utilities are set up in the property owner’s name and tenants will be charged a flat utility fee in addition to their rent each month. Consult our Leasing Manager with questions regarding utilities on an available property.




Are appliances included in the price of rent?


For the majority of our available units, yes. Appliances are all included in the price of rent. For some of our properties, a washer and dryer hookup is available and tenants will be responsible for providing their own washer and dryer. Property owners may also be willing to lease a washer and dryer to the tenant upon request. Consult our team if you are interested in leasing any appliances for your home.




Do you allow pets in your rentals?


We typically allow pets with a $150 non-refundable deposit (plus $50 deposit per additional pet). We also charge pet rent of $25/pet/month. All pets that will be living in the residence must be disclosed at time of application. Failure to disclose a pet living in the property may result in a fee and forfeited security deposit.




Do you require renters insurance?


Yes, we require renters insurance on all of our properties prior to move in. Please contact our team if you would like assistance setting up renters insurance. We recommend contacting your existing insurance company, such as your auto insurance provider, as there most likely will be a discount for bundling multiple insurance policies with one carrier.




How do I request maintenance if something comes up on my rental?


Upon an approved application and signed lease agreement, our team will set you up with an online portal where you can securely log in, pay rent, and fill out a maintenance request form on your desktop or mobile device. Our team monitors these requests 24/7 and will respond right away to submitted requests through the portal. You can also request maintenance by calling our Maintenance line at 317.296.5166 ext 2 or sending us a text. We are your 24/7 point of contact for all maintenance requests.




What happens if an emergency comes up at my rental?


In case of an emergency, call 911 right away. If it is an emergency maintenance issue such as a burst pipe, sewer line backup, etc. call or text our team ASAP. We are accessible 24/7 and will act quickly to resolve the situation at hand.




Can I refer my friends or family to rent a home with Intrigue?


Absolutely! Ask us about our renter referral program.




Will I get my security deposit back at the end of my lease?


As long as you leave the property in the same or better condition as when you moved in, you will receive your security deposit back. If, for whatever reason, the property is damaged or is in worse condition from when you initially moved in, we will deduct the cost of the required repairs from your security deposit. You will complete a property inspection at time of move in where you can denote anything about the condition of the property prior to your move in.




Am I able to install a security system in my rental?


Yes, you are able to install a security system in the home with owner approval. Intrigue Indy also has SimpliSafe units available for rent upon request. Please connect with our team prior to a security system install.




How do I renew my lease?


Whether you are looking to renew your lease or are planning to move out of the property when your lease is up, you will need to connect with our team and let us know of your intentions 30-60 days prior to your lease end date.




How do I set up mail to be delivered to my rental when I move in?

What day does trash come in my neighborhood?

Will my rental come with a garage or parking space?


That depends! Each property Intrigue Indy Property Management manages is totally different and unique! Some of our rentals include garages, carports, or designated off-street parking. Parking details, including if a garage space is included in the rent, will be listed in the property listing description. For additional questions, be sure to reach out to our Leasing Manager.




What amenities are included in my rent?


Some of our properties include amenities such as a neighborhood pool, tennis courts, playgrounds, gym, or access to a clubhouse. Be sure to connect with our Leasing Manager with any questions about what your rental includes access to.




Is Intrigue Indy Property Management my landlord?


Intrigue Indy Property Management is a third-party property management and leasing service provider. We manage properties on behalf of individual, private owners who hire us to manage their property and oversee maintenance on the home. The property owner is the ultimate decision maker for the property.




Can I make changes to the home such as painting the walls?


All changes to the property such as changing the wall color or installing shelving are subject to owner review. Contact our Operations Manager with any questions.




Am I allowed to add a roommate to the lease?


Yes, under certain circumstances additional roommates can be added to the original lease. Let our team know as soon as possible that you would like to add an additional roommate to the lease so we can begin our screening and application process.




Is smoking allowed in my rental?


No. Smoking is not allowed under any circumstances inside any of our rentals. The tenant will be responsible for any cleaning and repair fees at time of move out.




Is cutting the lawn and snow removal my responsibility at the property?


Lawn care and snow removal depend on the property and what is written in your lease agreement. In some cases, a lawn mower and landscaping tools will be provided to the tenant if the lawn is the tenant's responsibility.
